Marketability of Your Home

The title alone should have you wondering what in the Hades I am talking about. And keep in mind the actual value of the property is not the same as the marketability. Property value is determined by floor plan, structural integrity, location, size and other features mentioned in a prior blog post. 

Marketability of a home is based off of more subjective items. You can't argue the location of a home. I mean. You COULD but most homes are permanent structures so arguing over the location won't change it's actual location. Where as aspects of the property such as the condition, attractiveness, and overall appeal are and could be modified.

The more specialized the home, the more narrow of field and more specific of a buyer you are going to be looking for and will typically take longer to sell. Have a purple room? It may seem like a small inconvenience but some people are known for going to extreme measures to avoiding even the smallest of inconveniences.

Investing some cash and time into getting your home ready for sale is important and typically a key success in getting the higher price you are asking for. People love the convenience of 'move-in-ready.' (that means painting that purple room a more neutral color)

Presenting a home on the market that is neat and clean makes it more visually appealing. What you think others may not notice is a delusion. They will definitely notice and they will be taking notes. If not them, then the agent. There's lots of eyes on the property from the beginning of the listing til the closing date and exchanging of keys. 

If you want lots of visitors and a great offer on the property, make sure your home is visually appealing to lots of prospects instead of just one or two. Wouldn't you rather have the problem of selecting one out of many offers instead of struggling to getting even one offer?

I'm not saying you need to completely remodel your home. That's a little over the top. If you have crowed shelves and crowed hallways, clear 'em out. If you have funky colors or carpets, you may want to consider replacing them. 

You don't have to, but if you want better value out of your home, you'll want to.
